Lake Monticello is a private gated community in lovely Fluvanna County Virginia. The surrounding counties are Albemarle County, Buckingham County, Louisa County, Nelson County, Greene County and is just a short 20 minute drive away from Historic city of Charlottesville. Charlottesville is nestled at the foot of the beautiful "Blue Ridge Mountains" and is home to Thomas Jefferson, James Monroe and the University of Virginia. Charlottesville was voted the best overall city in America for 2004-2005. Lake Monticello boasts several ammentities to keep it's residents pleased year round.

Lake Monticello is situated only 20 minutes from Charlottesville and 55 miles from Richmond, the states capital. Fluvanna County is located in the Piedmont Plateau Physiographic Province and is characterized by gently rolling hills. Covering 282 square miles, two-thirds of the county's land is forested, with most open land devoted to farming and grazing. Elevations above sea level range from around 200 feet at the Town of Columbia to about 550 feet at Zion Crossroads.

Centrally located in the heart of Virginia, Fluvanna County is about 25 miles east of Charlottesville, 60 miles west of Richmond, 120 miles south of Washington, D.C. and within 45 miles of the famous Skyline Drive. Fluvanna County is bounded on the south by the James River, which separates it from Buckingham and Cumberland Counties. It is bounded on the west by Albemarle County, on the north by Louisa County and on the east by Goochland County.

Fluvanna County's population, estimated at 22,000, is growing more than four times faster than that of the state and is the second fastest growing county in Virginia. While the county is still mostly rural, larger concentrations of residents may be found at Lake Monticello, Palmyra and Fork Union.

Interstate 64 crosses the county's northern tip and provides direct access to Charlottesville, Richmond and the Tidewater region. U.S. Route 15, a major north-south highway, runs through the center of the county. State Route 6 runs east-west at the southern end of the county. Scheduled air, rail and bus service is conveniently located within easy commute of the entire county.

Public Service:
The Sheriffs Department and the Virginia State Police provide law enforcement for the entire county. Lake Monticello Police Department operates primarily in that community. Volunteer fire and rescue squads serve throughout the county providing an exceptional level of service.

WVIR-TV, an NBC affiliate in Charlottesville, is widely received throughout the county and provides frequent coverage of county events. Stations affiliated with the other national networks can be received over the air throughout the county. Electricity is provided by Virginia Power or the Central Virginia Electric Cooperative. Telephone service is available through Sprint and cellular coverage is also available. Fluvanna County has abundant natural resources, including the James, Hardware and Rivanna Rivers. These waterways, along with other natural areas, provide ample opportunity for hunting, fishing, boating, hiking and other outdoor activities. The State operated Hardware Wildlife Management Area, encompassing 1,034 acres and the 50 acre Fluvanna

Ruritan Lake are particular favorites of outdoor enthusiasts.

The County Recreation Department operates a gymnasium and community center and sponsors over 33 programs and 5 athletic leagues. There are 9 ball fields and two tennis courts. The county also owns a 969 acre property, with two miles of riverfront, with park and recreation, educational and local government development potential near Palmyra.

Activities open to residents and property owners of the Lake Monticello community center around a 352 acre man-made lake. The main lake is open for swimming, boating, water skiing, diving and fishing. There are five beaches for access to the water and a marina with a boat ramp for trailer accessibility. Along with the water activities, there is a par 72, PGA championship golf course, basketball courts, baseball field, soccer field and two playgrounds with cook-out facilities.

Laurel Ridge Golf Club, located one mile north of Palmyra on Route 15, opened for play in October 1997. The 18 hole public course has a pro shop, restaurant and driving range. The par 72 6,600 yard course features two small lakes and a 12 acre irrigation lake to provide water hazards.

The Lake Community is also home to several fine dining facilities including some just outside the lake gates. There are also numerous shops and a full service grocery store just outside the perimiter of the lake community. There are also plans for more commercial development just outside the lake to bring more convenience to this already lovely community.

Health Care:
Numerous health care professionals operate within the county covering a wide range of specialties including Pediatric, Family, and Internal Medicine. Dental, eye, physical therapy, counseling, pharmacy and veterinary services are also available. Fluvanna County is fortunate to be conveniently located to the world-renowned University of Virginia Medical Center, a Level I trauma center and, the community based not-for-profit Martha Jefferson Hospital, both is Charlottesville. Pegasus Flight Operations also covers the county providing helicopter transport in emergency medical situations.

Fluvanna County operates three elementary, one middle and one high school. Three private schools are also located within the county. The University of Virginia in Charlottesville is composed of nine graduate and professional schools in addition to the undergraduate college. Piedmont Virginia Community College, approximately 20 miles from the county, offers a wide variety of classes and degrees on its campus and at satellite locations within the county. Other institutions of higher education within easy commute of Fluvanna County include J. Sergeant Reynolds Community College in Goochland County, the University of Richmond, and Mary Baldwin College in Staunton.

Local Economy in Fluvanna:
According to the U.S. Census Bureau, the number of new businesses in Fluvanna County is rising faster than anywhere else in Central Virginia. While forestry and agriculture are still the backbone of Fluvanna County's economy, a growing retail and service business sector is emerging. Commercial activity within the county is centered around Fork Union, Lake Monticello, Palmyra and Zion Crossroads.

Fluvanna County is one of the few counties in Virginia that does not levy a BPOL, or tax on business gross receipts. The Fluvanna County Industrial Development Authority is authorized to issue tax-exempt revenue bonds.

The Chamber of Commerce, the Industrial Development Authority and the Economic Development Commission are very active in the support of business, especially community based "cottage" industries.

Cultural Activities:
With the completed renovation of the Carysbrook Auditorium in 1997, a new home for the arts is available in Fluvanna County. With concerts, community theater productions, lectures, and other events held year round, county residents are provided with exciting activities to suit every taste within the county. With its close proximity to Charlottesville, Richmond, and Washington D.C., Fluvanna County is in a unique geographic location to offer easy access to the widest range of cultural events.

The Fluvanna County Library has approximately 32,000 volumes, videos and compact discs. The library also sponsors a wide variety of programs for the benefit of children and the adult population.
